Mamaia (the one next to Constanța) and Mamaia Nord are different municipalities, with different postcodes and different tax jurisdictions. The coastline is the same 12-kilometre strip, but legally properties labelled "Mamaia Nord" are located in Năvodari.

Năvodari sits midway between the Mamaia resort zone and dense central Constanța. The resort has a summer peak and a winter lull; central Constanța is expensive and congested. Năvodari has year-round town life — schools, clinics, supermarkets, public transport. Housing prices are lower than in central Constanța, and there is less bustle than in the resort.

Mamaia Nord vs Mamaia — what the difference is

Mamaia (part of Constanța) and Mamaia Nord (part of Năvodari) are separated by the boundary between the municipalities. On the map it is a continuation of the same coastline. On paper they are two different towns with separate authorities, taxes and postcodes. When buying, it is essential to check the address in the land registry rather than the wording of the advertisement.

Mamaia Nord is being developed more actively. This is where the residential complexes of the last five years are concentrated: One Mamaia Nord on Aleea Lamia — one of the district's large projects, AXXIS Nova Resort & Spa, Solid House Mamaia. In the historic Mamaia such new builds appear less often because of the high cost of land and the dense existing development.

Prices in Mamaia Nord are usually 15–20% lower than in the historic Mamaia for comparable building quality and distance to the sea. That is why advertisements for new builds on the coast near Constanța most often refer to Mamaia Nord, that is, to Năvodari.

New builds in Mamaia Nord — what relocating buyers choose

Indicative prices from the imobiliare.ro sample and developer listings for May 2026. One-room apartments from 50 m² — €70 000–95 000. Two-room apartments of 80–120 m² — €110 000–180 000. Three-room apartments with a sea view — from €200 000. An underground parking space is usually sold separately, €8 000–12 000. At the excavation stage developers most often offer a 15–25% discount on the post-completion price.

New complexes usually have underground parking and a swimming pool. A gym and 24/7 security are rarer, closer to the upper price segment. Some units are handed over as White Box (finished, ready for furniture), others fully furnished at a 10–20% mark-up.

The management companies at many complexes take apartments into a short-term rental pool. The yield here depends heavily on the form of ownership (individual / PFA / SRL) and the cazare în regim hotelier regime through ANAF. The figures in marketing brochures are calculated before tax and without regard to a specific ownership structure. The real net rate is calculated for the owner's scenario, not taken from the brochure.

The choice between buying as an individual, through a PFA or through an SRL affects the tax rate on rental income, the ability to deduct expenses and the cazare în regim hotelier regime through ANAF. Năvodari — the town itself, not the resort zone

The year-round rhythm of the town of Năvodari is calm: most of the working population is employed at Petromidia (Rompetrol) or in related sectors. In the evening the streets empty early, there are almost no nightlife venues, and the main traffic is in the morning and evening at the refinery shift changes.

Housing in Năvodari itself is noticeably cheaper than in Mamaia Nord. A two-room apartment in a socialist-era panel block from the 1970s–80s costs indicatively €40 000–60 000, and rents for around €250–350 a month. For the coast this is one of the most affordable options.

The town has three schools, two clinics, chain supermarkets and public transport. That covers the basic needs of permanent living without trips to Constanța.

Transport and links with the region

The DJ226 road runs along the coast and connects Năvodari with Mamaia Nord, Mamaia and Constanța. To the centre of Constanța — about 25 minutes by car in normal traffic; to Mihail Kogălniceanu Airport (CND) — about 35 minutes.

Mihail Kogălniceanu Airport operates seasonal international flights; the specific destinations change from year to year, and the current timetable is on cnd-airport.ro. There is currently no domestic Bucharest–Constanța service from there; Bucharest is reached on the A2 motorway in 2.5–3 hours.

Regular CT BUS routes connect Năvodari, Mamaia and Constanța at 15–30 minute intervals; the journey to Constanța takes 35–45 minutes depending on traffic. Check the route numbers and fares on the operator's website before travelling, as the network changes periodically.

What to try in Năvodari

Mamaia Nord is the main leisure zone within Năvodari. This is where the beach clubs (Loft, Goa Beach), restaurants (Coast, Senso) and seasonal concert venues are concentrated. The audience and the format of the venues lean towards the electronic club scene — that is what sets Mamaia Nord apart from the historic Mamaia next to Constanța.

In Năvodari itself activity is less intense throughout the year. The town has a sports complex with a swimming pool, shopping centres and parks. Lake Tașaul is a place for fishing and walks. In winter life in Năvodari is quiet.
