What data we collect
We collect only the data you provide yourself and the minimum technical data needed for the website to work.
Data you provide
- Name (required) and phone number (required) — from the contact forms.
- Email, Telegram and the text of your message — if you have provided them.
- Details of the property you are enquiring about (for example, check-in dates or the rental period).
Technical data
Collected automatically when you use the website: IP address, browser type and version, pages visited, date and time of the visit, time spent on pages, device identifiers and other diagnostic data. This data is recorded in server logs and in cookies.
Analytics (Google Analytics and Microsoft Clarity)
We use Google Analytics through Google Tag Manager to analyse traffic and improve the website. Google sets its own cookies (for example, _ga, _gid) and collects data about how the website is used: IP address, pages viewed, and information about your device and browser.
Analytics loads only after you give your consent. By default (Consent Mode v2), analytics and advertising cookies are blocked until you consent through the banner; without consent, Google Analytics is not activated.
Google may process data on servers outside the EU on the basis of the safeguards provided for by the GDPR. Find out more in the Google Privacy Policy.
We also use Microsoft Clarity, a behavioural analytics service. It collects anonymised data about how you interact with a page (cursor movements, clicks, scrolling) and produces session recordings and heatmaps so that we can see where visitors run into difficulties. Text typed into forms and sensitive fields is masked and not recorded. Clarity loads only after you give your consent.

Advertising (Meta Pixel)
On selected advertising pages (addresses of the form /lp/…) we use the Meta Pixel — a piece of Meta Platforms code that, through Google Tag Manager, tells the advertising account that a visitor has opened the page or submitted the enquiry form. The contents of the form — name, phone number, message — are not sent to Meta; only the fact of the submission is. It sets its own cookies (_fbp, _fbc) and sends Meta your IP address, information about your device and browser, and the address of the page you viewed. We use this data only to measure advertising effectiveness and to show ads to people with similar interests.
The pixel loads only after you consent to marketing cookies. Until you consent it is blocked, and you can withdraw your consent at any time in the cookie settings. The pixel is not present on the rest of the website.

Maps (OpenStreetMap)
Property pages embed OpenStreetMap maps to show the district and nearby landmarks. When a map loads, your browser connects to OpenStreetMap servers, which may receive your IP address. OpenStreetMap is an independent service with its own privacy policy.
Purposes and legal bases of processing
- Handling your requests and communicating with you (by phone, email or Telegram) — basis: your request and the steps taken prior to entering into a contract.
- Consulting and legal support on request — basis: a contract or your consent.
- Traffic analytics and website improvement — basis: your consent (cookies).
- Ensuring the security and proper functioning of the website — basis: legitimate interest.
How long we keep data
We keep personal data no longer than necessary for the purposes for which it was collected, or for as long as the law requires. Once that period ends, the data is deleted or anonymised.
- Requests and related correspondence — up to 24 months from the closure of the enquiry.
- Analytics data (cookies, IP addresses, device identifiers) — up to 24 months from collection.
- Server logs (IP addresses, access times) — up to 24 months for security monitoring and diagnostics.
Certain data may be kept for longer where the law requires it (for example, financial records) or where it is needed to defend legal claims.
Your rights (GDPR)
In relation to your personal data, you have the right to:

Children's privacy
The website is not intended for persons under 16. We do not knowingly collect personal data from children under 16. If you become aware that a child has provided us with their data, contact us and we will delete it.
